Please Read Carefully
All customers must fill out & sign a Rental Agreement upon arrival and are subject to the terms of the “Rental Agreement”. Please Understand- This is all the legal stuff and rental policies we just can’t avoid in order to bring our valued clients quality built rustic cabins, that we built, manage and maintain ourselves. With this in mind we hope they all can enjoy and build lasting memories while on their vacation and return for years to come to Townsend Tennessee in the Great Smoky Mountains. Please view our “Rental Agreement” by clicking on the above link. Please read over the rental and payment policies below and make a copy for yourself for during your stay.
We Highly Recommend all guests taking out rental insurance. This provides that extra assurance just in cases of a emergency and you can’t make your vacation.

Absolutely NO PETS of any kind allowed on the premises. If a pet is discovered ALL clients will have to leave the property immediately without refund and will be charged NO LESS than $250.00 for any cleaning and fumigation that is needed to be done. * We are not a “public place” and are “privately owned”.
All cabins are NON-SMOKING, NON-VAPING, NO E-CIGS. Sorry – no landline phones in cabins or dishwashers
Absolutely NO HOUSE PARTIES! If a House Party is discovered ALL clients will have to leave the property immediately without refund. Persons under the age of 25 unaccompanied by a parent will not be permitted to register. ID’s must be furnished if requested.

In the best interest of Tipton’s Cabin Rentals LLC and our cabins. Management reserves the right to decline rental to any person or persons.
Off-Season is January, February, March & December. Excluding holidays, special events & spring break.
CHECK-IN Arrival Times & Multiple Guests – The “registered client” (VRBO) acount holder MUST be the one to check-in. Keys will only be issued to this person with NO Exceptions. It is the booking clients responsibility to coordinate all parties arriving separately. We ask that all guests coming from different parts of the country please coordinate a place to meet so that all guests can arrive at the office at the same time. Guest arrival at the cabin is not permitted prior to initial booking client check-in at the office. ALL Guests MUST check in at the office before going to the cabin. *No Early Check In’s. You Will be Turned Away. * Unless management has prior approved it.
CHECK-IN & CHECK-OUT TIMES – Our Check-in time is 5pm-9pm eastern time / Check-out time is 10.30 am eastern time. We hate to see you leave but we ask all clients to Please Respect our Check-Out Time. This is to make the cabin ready for our next guest. If there is a late check-out the client will be charged at a rate of (1) one nights rent. There will be NO Exceptions for a late Check Out
LATE ARRIVAL – Late arrival should be avoided if at all possible. We ask that All Clients try and arrive No Later than 9pm Eastern Time. Any Late Arrivals must be prearranged at least 48 hours before arrival date with the management. Extra Charges will Apply for ALL Late Check-ins.
SECURITY DEPOSIT – All Security Deposits are run through VRBO (account holder, unless other arrangements have been made). Please see VRBO polices for info on this matter. If there are ANY violations of our rental policies or related to them. You will be subject to a forfeiture of “ALL your security deposit”. Tipton’s Cabin Rentals LLC will not be responsible for any extra credit card charges your bank may charge you including overdraft, interest ect.

CABIN OCCUPANCY – Cabins must not be occupied by more than what maximum capacity is. (example: Lady Slipper – 2 people) this includes tenant’s, family members (including all children) and tenant’s guests/visitors. Any party falsely misrepresenting the number of people or ages of people in the cabin or on the property or exceeding the number of people paid for that will be on the property will be subject to immediate eviction without refund of all funds paid.
Tipton’s Cabin Rentals LLC does not supply a “Meeting Place” such as a Pavilion for Reunions or Weddings ect or allow the use of our cabin or cabins for such activities.
DEPARTURE PROCEDURES – All clients are asked to leave our cabins neat and reasonably clean at time of check-out. If a cabin is found in “our opinion” to be “Excessively Messy” the client will be charged for any extra cleaning or fumigation over and above normal cleaning time at a rate of “No Less” than $150. We DO NOT EXPECT to have to pick up food, trash, etc from the floors, clean any dirty dishes, move furniture back to it’s original places, find dirty dishes in the cabinets, etc. We do all the cleaning ourselves and know how long it normally takes us to clean a particular cabin. All keys are to be returned to Tipton’s Cabin Rentals. Any lost keys will result in the renter being charged for a locksmith to change locks & keys at their rates. We are not responsible for anything left in the cabin after check out. There is a $60 fee Plus Shipping on anything that you left in the cabin after your departure that you want returned. We discard any and all clothing left at the cabins. Any prescription medications left in the cabin will be turned over to the authorities.
HOT TUBS AND COVERS – Hot Tubs will be inspected during and after each rental. To maintain clean water all renters must be showered and clean. This means no powders, soaps, suntan lotion, deodorants or oils will be allowed in the Hot Tub. This will help maintain clean & clear water. Hot Tub covers do not need to be removed, just gently leaned back against the cabin. Hot Tub covers are for insulation purposes and are not designed to support the weight of a person or persons. DO NOT STAND OR LEAN ON HOT TUB COVERS, they will break and you will be charged for replacement. Covers should remain on the Hot Tub at all times when not in use to keep the water warm. Damage to any cover will result in a Minimum $350 charge.
REFUNDS – If you decide to cancel your reservations (before 60 days prior to arrival) you will be issed a refund through VRBO. NO Refunds are given if you are within your Cancellation Period of (60)thirty days prior to arrival for Any Reason which may include any inclement weather conditions, strike, natural calamities, disease, death, war, (non exhaustive list). There will be NO Refunds for a National Park Closures or Government Shut Down. All which is out of our control.
We encourage everyone to please take out rental / travel insurance for you vacation no matter how short your stay may be. You never know when life will show up. VRBO offers this to you at time of booking.
There will be NO Refunds due to early departures, inclement weather, power outages, mechanical failures, road conditions or any acts of God or which shall also include any type of weather conditions, strike, natural calamities, disease, death, war, (non exhaustive list) All which is out of our control.
If “You” decide to Change your Reservations or Reschedule your reserved dates in “ANY way” there will be a $60 service/administrative fee plus taxes for each time “You” make a change to your reservations.*We Can Not Reschedule your dates Inside (60)thirty days prior to arrival. *If dates are rescheduled they MUST fall within 60 days of your original booking dates.
Reservations are non-transferable
No 2nd or 3d party rentals. The person that books the cabin MUST be the person staying at the cabin.
We do our best to make sure everything is working properly before check-in.
All rates are based on double occupancy per night. A minimum two night = stay is required. .
$115.00 processing fee will be added to each reservation.
All rates require the charge of 9.75% sales tax and a 5% bed tax (14.75% total).
NO ABREVIATED or PARTIAL STAYS *Example = 1 person 2 nights then 2 people for 3 nights then 4 people for a total of 4 nights. We Do Not Allow this this type of rental. No trade outs or switching one person for another during time booked. Anyone / individual on “the property” Must be a paying renter for entire stay period.
No shooting of fireworks. No campfires or fire pits of any kind including portable fire pits. Absolutely NO CAMPERS of any type, mobile homes, tents, golf carts or ATV’s. No Firearms target practice. No Hunting or Fishing on the properties.
No use of property or cabins for any reason or purpose that violates any criminal law or government regulation. This includes any TWRA regulations not being followed. Meaning “do not feed ANY wildlife”.
WHAT WE PROVIDE — Inside Linens, Firewood in-season (October-March). (No fires between April-Sept) Fire starters or kindling is not provided . All cabins feature a fully equipped kitchen including microwave, coffeemaker, toaster, housewares and dish soap; bed linens and blankets; bath towels, charcoal grill. (1)One roll toilet paper per bath & (1)one roll paper towels are supplied for your stay. If you run out of toilet tissue, paper towels, trash bags ect. during your stay it is your responsibility to provide them at that point. All of our cabins are fully furnished for you to enjoy your stay with us.
THINGS TO BRING WITH YOU- A Good attitude for having a great time. Your confirmation letter. We provide towels for inside the cabins only, so bring your own beach towels for the hot tub and swimming in the river, flashlight, charcoal for grill… (spring , summer & fall only) , laundry detergent, trash bags. We supply (1)one roll of tissue per bath, (1)one roll paper towels, trash bags ect. at initial stay. If you run out of toilet tissue, paper towels, trash bags ect. during your stay it is your responsibility to provide them at that point.
Minimum two night stay, 3-4 night minimum in June, July, August and October in certain cabins
* Holidays a Three-Four night minimum is required.
* Nightly minimums subject to change and do vary at special times of the year & certain Holidays. Please check with management at time of booking.
* No Nightly or Weekly Specials for Holiday Periods or the Month of October
Cabin Rental Payment Policy that applies to special guest only other than VRBO
Receipt of reservation deposit in the amount $150.00 or one(1) nights rent. (per cabin) or which ever is greater plus $115 processing fee. Confirmation letter will be mailed out after reservations are made. *Unless management has stated different.
Visa, Mastercard & Discover Credit Cards accepted for reservations. Credit Card payment only. NO Personal checks accepted
* A (3%) three percent service charge of your total will be added to your bill for each “declined” credit card charge.
Total payment 60 days before arrival to keep reservations. (VRBO payment in full at time of booking.) If booking other than VRBO, payment must be received 60 days before arrival or reservations will be terminated and dates will be reopened for booking without refund.
